A Complete Home Remodel with Two Additions

After living in Baltimore City for several years this couple decided to purchase his mom's home, from her estate, and move out to the Kingsville area of Baltimore County. The house was originally built in the 80's and although quite nice they felt it needed some major upgrades. A new larger kitchen, expanded master bedroom suite, opened up living/dining rooms & finished basement with hair studio (left) were requested. The overview render above depicts the final plan. |
Featured below are a architectural layout plans from the CAD model created by J.S. Heartwood, Inc. In addition to digital files shown here, three sets of 24" x 36" plans drawn to 1/4" scale, were printed and presented to the customer. (click to enlarge pictures below)

Construction of the first floor was completed in the Spring of 2010. Following our plans, utilities and plumbing rough-in were installed for the future finished basement. |

Basement Design with Custom Theater & Workout Room

We were contacted by the owner of this beautiful new home located in a a rural area outside of Washington DC. After a few phone conversations and several email exchanges we decided to make the hour and a half trip to the site. While there, we measured & sketched the entire basement locating beams, columns, ductwork, utilities, etc. Several digital photographs were taken.

Once the customer agrees that our starting CAD model and related floorplan is accurate, the actual design process can begin.

Of the total 2500 sq ft floor space about 300 sq ft is taken up by the utilities. The remaining space is to have a theater, work out room, full bath, family area and billiard/game room where an antique bar and slot machine that had been purchased years earlier are to be featured.

The homeowners had really done their homework and knew exactly what they wanted in regard to the audio & video equipment to be used in the theater. A complete list including manufacturer and model numbers of workout equipment to be used in the gym was also provided.

Three Phase Church Renovation

A newly formed church renting space from a golf learning center needed some ideas to maximize space within the existing building. We did a complete analysis and developed a plan to be implemented in three phases. The render view above and the layout to the right depict the 1st phase which will expand seating capacity from approximately 100 to 150.

This render overview shows the completed 2nd phase. Note, the straight staircase has been removed from the center of the room and a new right angle stair case has been added to the rear of the building. Entrance foyer has been expanded out to include the existing covered porch. This change facilitates coat storage and an AV control booth while creating a buffer from adverse weather conditions. |

3rd and final phase, two classrooms & a nursery on 2nd floor accessed by new phase 2 staircase. All furniture and fixtures have been specified to maximize space. Attic eave areas to be used for storage and additional HVAC equipment. |
A final view from the pulpit, all phases complete. Seating capacity has expanded from original 108 to 204. When open fellowship space is desired, folding chairs can be easily stored in large proposed closet to the left.

Custom Kitchen Designed for a Spacious New Home

| The construction of this Harkins, MD home was well underway when we were called in for kitchen design advice. The builder had provided a plan from his designer that the homeowners were not at all excited about. |

After measuring and sketching the space we fired up our software and went to work. The owners loved to entertain guests and desired for the new kitchen to comfortably flow into the adjoining, open family area. |
The first step was to build a 3D CAD model of the kitchen area and adjoining space. It didn't’t take long to determine that not only was the builder provided plan not going to work, but our initial concept was also flawed. This kitchen needed a window! |

Shown here are two 3D render views of our finished design. The final plan specifies a window that lets in natural light while allowing views of the adjoining landscaped “courtyard” and angled garage/entrance. The kitchen/wet bar combination functions very well for large holiday dinners and parties while providing a warm cozy space for more casual entertaining.
